“Coming Soon” Listings: Yay or Nay?

Have you ever driven through a neighborhood and seen a “Coming Soon” sign in a yard?  Maybe it initially piqued your interest. And then you went back two weeks later and saw that same sign? And now you’re perplexed. Have you ever wondered what’s going on?

Known as “pocket listings” or “coming soon” listings, these homes are not yet on the market. They may never go on the market. This is a marketing strategy some agents employ hoping to pick up a buyer without or prior to putting it into the multiple listing service. These properties are marketed as “private” or “exclusive” listings.

Pocket listings aren’t shared with buyers through our First Multiple Listing Service (FMLS). All marketing takes place behind the scenes through a “word of mouth” campaign. The property receives little or no advertising.

What are the advantages to you as the buyer, seller, or neighbor? None. In fact there are only disadvantages. Whether you’re a potential or current buyer or seller, here are the disadvantages to you:

The Buyer: If these properties never go online, you as the Buyer will never see them.

The Seller: Limited market exposure results in lower demand, which in turn results in a lower selling price. The agent has done you a disservice by purposely not exposing your property to the largest pool of potential buyers, thus ultimately limiting the sales price your property can achieve.

The Neighbor: If these homes are never marketed in FMLS, they will never appear in appraisers’ reports. Appraisers are only allowed to use comps of sold properties that exist in the multiple listing services. They can’t use off market listings. When the time comes for your house to be appraised, your home will not be able to benefit from any most recent pocket listings that may have sold.

Bottom line:  the nays have it.

Sellers hire a real estate agent to generate the best offer for their property. But with pocket listings, agents get paid while making little or no effort to achieve that goal. Shouldn’t you achieve full market value for your investment? How can you be sure you’re really getting the best price for your property when most potential buyers don’t even know it’s on the market?

6 Reasons Why the Holidays Are The Perfect Time to Sell Your Home

Is the holiday season a good time to sell your home? Or should you wait until the New Year? It’s a very good question and I’ve been asked it many times. Answer: it’s a great time!  Here are 6 reasons why:

1. Atlanta is no longer a declining market.  The Atlanta market is turning.  For the past 4-5 months, we have continued to see a slight, steady increase in prices. That’s great news for sellers. Combined with the fact that mortgage rates are still at an all time low, there is no better time than the present to place your home on the market.

2. Buyers have more free time to shop.  Visitors, corporate executives and other potential buyers have more free time to shop for a new home during the holiday season than at any other time of the year.

3. Homes look especially warm and welcoming during the holidays.  They invite potential buyers to recall their most treasured “home for the holidays” memories.

4. Fewer homes are on the market during the holidays.  With less competition on the market, the holiday season is the perfect time for you to sell your home.

5. Buyers are particularly focused on finding the home of their holiday dreams. They begin to imagine a home that will be the perfect setting for gathering family and friends and where memories of a lifetime will be made.

6. Homebuyers are in a buying mood.  It’s a fact that the holiday season is one of unmatched consumer confidence.

How To Choose a Realtor to Sell Your Home

Despite what most people think, all realtors are not alike.  There are some very important differences.  If you are looking for a broker or even if you already have one, it’s not too late to do a little comparison shopping – especially if your home has been on the market for 3 months and has still not yet sold.  Chances are it’s not the market, it’s your broker.

Here is a list of 10 questions to ask yourself before choosing a realtor:

1.  Do you know the price that will draw the maximum number of buyers to your property?

2.  Will your listing receive global exposure?

3.  Given that potential buyers are conducting 90% of their searches online before ever contacting an agent, is your home receiving robust online exposure?  Is your property being listed on 550+ websites?

4.  Has your agent told you what the #1 platform buyers are using today to search for a home?  Is your home featured on that platform?

5.  Will your home be exposed to the largest pool of relocation buyers in the U.S.?

6.  Are you receiving weekly updates from your agent?  Or has your agent gone AWOL?

7.  Can your agent respond to a buyer’s online inquiry within 15 seconds?

8.  Do you know how long it will realistically take to sell your home in today’s market and has your agent factored that into your marketing strategy?

9.  Has your agent offered you a FREE, comprehensive home warranty during the period of your listing?

10. Has your agent told you how much you should expect to net as the result of the sale of your home?

Coldwell Banker Buckhead knows the answers to all of these questions – and more.  We know how to sell homes.  Our goal is not simply to list them.  Our goal is to SELL them.
